What is an ALTA/NSPS Survey?

An ALTA/NSPS survey is a high-accuracy boundary and title survey governed by standards jointly established by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). Unlike a basic boundary survey, an ALTA survey also locates improvements, utilities, access points, encroachments, and all recorded encumbrances shown in the title commitment — making it the standard required for most commercial real estate closings and permanent financing.

ALTA Survey Process

1. Title commitment review — We obtain and review the preliminary title commitment and Schedule B exceptions. 2. Records research — We compile all recorded documents, easements, and plats affecting the property. 3. GNSS field survey — We locate all boundary evidence, improvements, utilities, and easement markers using Trimble RTK equipment. 4. Table A items — We deliver all negotiated optional Table A items required by the lender or title company. 5. Final ALTA plat — We produce a stamped, certified plat meeting 2021 ALTA/NSPS Minimum Standard Detail Requirements.
