What is a Minor Land Division?
A minor land division (MLD) is a county-regulated process for dividing an existing parcel into a small number of new parcels — typically 2 to 5 lots, depending on jurisdiction. Unlike a formal subdivision plat, an MLD uses a simpler county review process. In Arizona, an MLD typically requires a licensed land survey, a boundary survey of each resulting parcel, legal descriptions, and a map or exhibit meeting county standards. Pinal and Maricopa counties have specific MLD processes that AZGPS navigates regularly.
Best For
Lot splits — dividing a single large parcel into two or more sellable lots. Parcel divisions — separating acreage for family transfers, estate planning, or development. Family land transfers — gifting or selling a portion of a larger parcel to family members. Rural property — splitting agricultural parcels in Pinal and Maricopa counties. Infill lots — creating buildable lots from oversized urban or suburban parcels.
Our Minor Land Division Process
1. Feasibility review — We review the parcel, zoning, and county MLD requirements to confirm eligibility before any field work. 2. Boundary survey — We survey the parent parcel and establish the proposed division line(s). 3. Legal descriptions — We prepare legal descriptions for each resulting parcel per county requirements. 4. MLD map — We prepare the MLD map, exhibit, or lot split document to the county’s format and content standards. 5. County coordination — We coordinate with the county surveyor, planning department, and recorder’s office to submit and obtain approval. 6. Recording — We facilitate recording of the approved documents with the county recorder.

We handle MLD and lot split projects throughout Pinal County (Florence, Casa Grande, Coolidge, San Tan Valley, Queen Creek), Maricopa County (Phoenix metro), Pima County (Tucson area), and other Arizona jurisdictions.
